It might be 'brown rot', a bacterial issue. You would have to remove anything brown, treat the rest with isopropyl alcohol, then look for something a bit more powerful. Brown rot does spread quickly. I have saved a cattleya with this by cutting and disinfecting with alcohol but something systemic will work faster and more efficiently. Here are some sites to help you:
